Our responsibilities as your TCO Planning Consultants will include:

  • Detailing a plan of action to safely occupy a building
  • Determining infrastructure needs to support phasing
  • Defining shell and core versus tenant improvement interactions for TCO
  • Assisting in AHJ negotiations and planning for TCO / phasing
  • Utilizing our expertise with construction and jurisdictions in developing code-compliant TCO / phasing plans
  • Developing project metrics while analyzing costs, detailed schedule planning and schedule progression

Having an occupancy assurance engineer on your project dramatically lowers the risk TCO issues. We will apply for and procure your temporary occupation certificate and schedule all remaining inspections so your final occupancy isn’t delayed.

Our pre-inspection testing typically also includes the following services:

  • Fire alarm testing and closeout
  • HVAC equipment start-up, testing commissioning and close-out
  • Phase I/ Phase II elevator operation
  • Sprinkler close-out
